All of our fifteen rooms at Sampsons Farm are cosy and comfortable, and they all have the advantage of being really close to our fantastic restaurant! Most of them have beautiful views over the fields; orchard; the chickens, or thatch. We have lots of different rooms spread out around a series of courtyard barn conversions and the Grade Two Listed thatched house: suites, apartments, doubles and twins, to suit all budgets…and all our en-suite rooms come with free Wi-fi; most with flat screen TV; ; tea and coffee and hairdryers, as you’d expect. And then, after your good night’s sleep from all that country air, you have the amazingly lavish, freshly cooked Sampsons Farm breakfast to look forward to in the characterful old thatched farmhouse, buffet and full english £10.50 per person, buffet only £7.50 per person. I wonder which hen laid your eggs for breakfast?

THE COURTYARD PENTHOUSE SUITE
Situated in the former hayloft, a glorious, light filled pair of bedrooms, with a large sun drenched sundeck and garden furniture, and stunning views looking out over the orchard with its ducks and chickens over to Dartmoor. The largest bedroom, double height, has a king size bed (which can be converted to two singles,) TV area with sofa; a Juliet balcony looking out onto the courtyard, and large French doors opening to the sundeck. The smaller room, ideal for an extra family member has two single beds and charming Juliet balcony to the courtyard. Both rooms share a bathroom with double size shower. Children over 12 years welcome.
Your home from home at Sampsons: the whole of the upper floor of a stone barn conversion, next to the thatched farmhouse, and accessed by a charming exterior stone staircase: a lovely, spacious and sunny sitting room, hung with art by Sarah Bell, with TV, sofas and dining area; kitchen; two bedrooms: one double, one twin, and bathroom with bath and shower. Great views of the thatched farmhouse; the lane down to the river (executive seats for watching the cows coming up for milking!) and the vista to Dartmoor.
The whole ground floor of the stone barn, just steps from the restaurant, and with easy access. The front door leads straight into the cosy sitting room with TV, sofas, and dining space. Two bedrooms: one double, one twin, sharing a bathroom with bath and shower. There’s a kitchen, too, for those who want to rustle up more than just a cup of tea. Though with such phenomenal food just twenty steps away, it’s hard to think why! This apartment is also ideal for family groups (children over 6 yrs welcome) and the less abled. Both these apartments are ideal for intimate family gatherings, and we are happy to provide meals by room service to these apartments in the evenings.
COURTYARD “CLUB” DOUBLES
Beautifully peaceful, with lovely views of the ducks in the sun dappled orchard or the flower filled courtyard, all courtyard barn conversion rooms are en-suite; have level ground floor access, and free wifi access.
Room 6: A lovely double room, en suite with bath and shower. Not huge, but with an extra outdoor room: French doors open onto your own private paved terrace, with table and chairs, overhung with grapevines. Lovely views over the orchard. Are you in Devon, or the South of France? This room is a firm favourite with our corporate guests…
Room 7: A cosy double room, en suite with shower. A patio door opens onto your private deck overlooking the orchard. Soak up some sun and enjoy a glass of wine deck whilst you watch the chickens do all the work!
Room 8: A lovely, larger double room, taking in views of both the orchard and the old thatched farmhouse. A double bed; en suite bathroom with shower, and patio door to your own, personal sundeck with table and chairs looking onto the orchard, home to the chickens and ducks.
COURTYARD “STANDARD” DOUBLES
Room 9: Has windows looking onto the thatched farmhouse, and the orchard, a double bed, and has an en suite with shower and small bath.
Room 10: Has views to the ducks and chickens in the orchard, and is equipped a double but can be converted to a twin room. En-suite with a shower.
Room 11: Looks over to the thatched farmhouse, is quite a petite room and has a double bed and an en-suite with shower. Beautiful countryside watercolours by Sarah Bell’s artist father decorate this room
UNDER THE THATCH
The rooms in the 15thC farmhouse, approached by an old twisting stair, are quite petite, but full of charm. The windows are deep, and are framed by the thatch as you peep out, and there’s barely a right angle in the whole place. Although all the rooms have en-suite facilities, there is also a bathroom on the first floor in case you feel like a good old soak after a hard day’s touring. Mind your head on the beams!
Room 3: Has a double or twin bed option, with views over the courtyard to a thatched cottage , and has recently been converted to an en-suite with shower.
Room 4: Looks out onto the courtyard and thatch, has a double bed and en-suite shower.
Room 5: Recently been completely renovated with a soft and contemporary feel. With a new en-suite fitted this room is a king sized bed or a twin room if required. Dual aspect windows with lovely views. A spacious room with a desk and work area.
